Q & A:

1. Why are we not building on the lot?

Actually, we might. We have our current house on the market, if it sells, then we will build, which is why I'm moving forward with the design.

2. Since we already have plans submitted, do you have to use them? 

No, you must have plans to apply for permits, we are just moving the development process forward. Once most folks have decided to build, they are anxious to get started.  House plans can be modified, resubmitting is much easier than starting from scratch.

3. Can we modify the plans shown above?

Of course, the architect is aware that a new owner may want to continue the process with their own ideas and specifications. If you already have your own architect, of course, that's fine too.

4. When will the city utilities be installed? Status: Out for Bid 10/15/19

It depends on permit approval, bids and of course, weather.  (Gas line is already there.)

5. Can you live in the current house now?

Yes, the well water and septic sewer work just fine. 

Then why are you hooking into city utilites?  The city requires any new build or modification of existing house to join.

6. Are we builders? No, we have built several houses over the years and understand the stress and visualization issues that go along with the process. I'm using this website as a tool to show the lots potential.

7. What is the proposed pricing for the new house plan?

I am budgeting $650K to $800K for additional house, pole barn & pool. It really depends of level of finish and if folks would like a pool and/or pole barn.

8. Can a house be built where the "yellow house" is now?

Sure, this could be a teardown property if someone prefers the main house to be directly off of Wild Horse Creek Rd.

9. Can the lot be subdivided? The answer is maybe. I originally started down this road. I met with the City of Chesterfield, there are specific requirements and it would have to be approved, but it could possibly be done.

So, why didn't you continue this direction? Once we decided that we wanted to build a house there for ourselves, we wanted to keep the existing house to use it as guest suite/office, which also creates a great sound/privacy barrier from the road.

10. What is the school district?

It is in the Rockwood School district- Lafayette Highschool.
